FlippingMap — Terms of Service
Last updated: October 5, 2026
These Terms of Service ("Terms") govern your access to and use of the FlippingMap mobile application and related services (the "Service"), operated by FlippingMap LLC, a North Carolina limited liability company ("FlippingMap," "we," "us," or "our"). By creating an account or using the Service, you agree to these Terms. You must be at least 18 years old to use the Service.
1. The Service
FlippingMap provides subscribers with access to North Carolina foreclosure-related data, analytics, and deal-tracking tools through a mobile application. Plans are tiered by the number of North Carolina counties covered:
- Scout — 3 counties
- Hunter — 10 counties
- Empire — 25 counties
- Mogul — 100 counties
Plan features, county counts, and pricing are described at signup and may be updated from time to time.
2. Subscriptions and Billing
- Subscriptions are billed monthly or annually, in advance, through our payment processor (Stripe).
- Founders pricing: The first 100 subscribers receive discounted founders pricing, locked in for as long as their subscription remains active without lapse. If a founders subscription is canceled and later reactivated, the then-current regular pricing applies.
- Prices are in U.S. dollars. You authorize us to charge your payment method on each renewal date until you cancel.
- If a payment fails, we may suspend or terminate access until payment is resolved.
3. Cancellation and Refunds
- You may cancel your subscription at any time from within the app or by contacting support@flippingmap.com.
- Cancellation takes effect at the end of your current billing period. You retain access until then.
- We do not offer prorated refunds for partial billing periods. See our Refund & Cancellation Policy for details.
4. Important Disclaimers About Our Data
Please read this section carefully — it is central to what FlippingMap is and is not.
- The data in FlippingMap (foreclosure filings, sale dates, bid amounts, property values, estimates, and related information) is compiled from public records, trustee and court sources, and third-party providers. We do not guarantee its accuracy, completeness, or timeliness. Records change, sales are postponed or canceled, and data entry errors occur.
- FlippingMap is not a law firm, title company, or financial advisor. Nothing in the Service constitutes legal, financial, investment, or real estate advice. Property reports and research briefs are informational summaries, not title opinions.
- Verify everything independently before you bid, buy, or invest. Confirm sale dates, bid amounts, title status, and property condition through the county courthouse, trustee, or your own professionals. You are solely responsible for your investment decisions and their outcomes.
5. Acceptable Use
You agree not to:
- Resell, redistribute, republish, or systematically scrape the Service's data, except as permitted through features we expressly provide.
- Share your account credentials or allow others to access the Service through your account.
- Attempt to disrupt, reverse-engineer, or gain unauthorized access to the Service.
- Use the Service for any unlawful purpose.
We may suspend or terminate accounts that violate these Terms.
6. Intellectual Property
The Service, including its data compilations, analytics, designs, and branding, is owned by FlippingMap LLC and protected by intellectual property laws. Your subscription grants you a limited, non-exclusive, non-transferable license to access the Service for your personal or internal business use while your subscription is active.
7. Limitation of Liability
To the maximum extent permitted by law:
- The Service is provided "as is" and "as available," without warranties of any kind, express or implied.
- FlippingMap LLC shall not be liable for any indirect, incidental, consequential, or punitive damages, or for any lost profits or investment losses, arising from your use of the Service — including decisions made based on our data.
- Our total liability for any claim shall not exceed the amount you paid us in the twelve (12) months preceding the claim.
8. Termination
We may suspend or terminate your access at any time for violation of these Terms or for non-payment. You may cancel at any time as described in Section 3.
9. Changes to These Terms
We may update these Terms from time to time. Material changes will be communicated through the app or by email. Continued use of the Service after changes take effect constitutes acceptance.
10. Governing Law
These Terms are governed by the laws of the State of North Carolina, without regard to conflict-of-law principles. Any disputes shall be resolved in the state or federal courts located in North Carolina.
